The Superfund has announced an international competitive bidding process for the development of the “Thermopylae Thermal Springs” property. The property, with a total area of 128,483.65 square meters, is located near the village of Thermopylae, in the regional unit of Fthiotida within the Region of Central Greece.
The property’s development potential is enhanced by its geographical location—in an area with a strong historical and archaeological legacy and global significance—and by the presence of a recognized thermal spring.
According to the terms of the Request for Proposals, the development of the property will be carried out through the simultaneous conclusion of two contracts :
of the 99-yearSurface Rights Establishment and Transfer Agreement for Area A of the property, with a total area of 114,561.89 square meters, consisting of the following sections: Section A, with an area of 69,918.80 sq. m., and Section B, with an area of 44,643.09 sq. m., separated by the Athens–Thessaloniki National Highway.
the 99-yearLong-Term Lease Agreement for Area B, covering 14,281.76 sq. m., within which the “Thermopylae Baths” thermal spring is located.
For Area A of the property, a Special Spatial Development Plan for Public Property ( ESCHADA) has been drafted and approved, which provides for tourism and recreational uses in accordance with the provisions of Law 3986/2011, while protection zones for the thermal spring have been established.
The highest bidder will also be granted the right to exclusive use of the thermal resource through a Long-Term Concession Agreement for the Use of the Thermal Spring to be concluded with ETAD.
The bidding process will be conducted in a single phase, with a deadline for submitting bids on September 30, 2026, at 4:00 p.m.
