A new chapter is beginning for the former Kassandra Mare, as the Bulgarian-owned Medite Kassandra Resort Single-Member Limited Liability Company has launched a €15 million investment project to upgrade and modernize the former 3-star resort.
Based on the Environmental Impact Study (EIS) submitted for approval as part of the environmental permitting process, the project involves the modernization of the existing building facilities without increasing capacity, i.e., maintaining the 132 beds of the existing unit.
The project’s strategy is based on converting an existing 3-star hotel into a 5-star facility, with the aim of attracting higher-spending guests.
“The goal of modernizing the facility is to provide high-quality tourism services and upgrade the tourism product of the wider region,” states the relevant EIA.
This approach minimizes the construction footprint, as existing facilities are utilized, while the focus is on modernizing the spaces, equipment, and infrastructure.
The hotel complex, located in an unzoned area at the Vromaliki/Varkes site at the 3rd km of the Moudania- - Potidaia, in the municipality of Propontida, is being developed as a series of existing buildings, which include guest accommodations as well as common areas.
Specifically, the complex consists of guest room buildings and common areas, with the existing facilities having been constructed under older building permits for the development of a hotel unit.
The new operating model for Medite Kassandra Resort calls for the upgrading of guest accommodations, as well as the enhancement of wellness and leisure services. The complex’s common areas include reception areas, while a section of the facilities will house spa and wellness areas, as well as a gym.
The project calls for the upgrade of the electrical and mechanical systems, energy management systems, and environmental management infrastructure. Plans include modern heating and cooling systems, a photovoltaic installation, fire safety infrastructure, and wastewater treatment facilities.
It is estimated that the new five-star resort will employ approximately 30 people during its operation, thereby strengthening the investment’s local economic impact.

The investment is being carried out by Medite Kassandra Resort Single-Member Limited Liability Company, whose sole partner is listed as Darina Karadza.
This company is affiliated with the Bulgarian hotel group Medite Resorts, which, with a presence in Bulgaria through the five-star Medite Spa Resort & Villas in Sandanski, is expanding its operations into the Greek market by upgrading the former Kassandra Mare in Chalkidiki.
