The completion of the open electronic bidding process (e-auction) for the long-term lease of the “Xenia Komotini,” via the digital platform e-publicrealestate.gr, was announced by the Public Real Estate Company (ETAD), a subsidiary of the National Development Fund.
The winning bidder for “Xenia Komotini” was MECCANICA GROUP—a public limited company specializing in construction, environmental management, and service provision—with a lease term of 40 years.
This development represents yet another significant step in the implementation of ETAD’s strategy to reintegrate historic properties into economic and tourism activities through transparent competitive processes that attract reliable investors and create long-term value for local communities, as highlighted in the relevant announcement.
The strong investment interest expressed confirms that properties with distinctive architecture, historical and developmental significance can serve as catalysts for new investments, contributing to regional development and strengthening the local economy, the press release notes.
The “Xenia Komotini” is being developed on a 18,205.16-square-meter lot and features existing buildings with a total floor area of 1,889.10 square meters. The hotel complex comprises two main wings with reception, dining, and guest areas, a total of 24 rooms, as well as auxiliary and common facilities. The surrounding area features, among other things, a small chapel, a swimming pool, a fountain, a playground, and an outdoor parking lot.
The complex was built in 1965 and is the work of architect D. Zivas, part of the Greek National Tourism Organization’s (EOT) historic “Xenia” program of the Greek National Tourism Organization (EOT), which emerged as one of the most significant chapters in Greece’s postwar tourism development and highlighted a unique architectural heritage.
The redevelopment of the property lays the groundwork for the reopening of an iconic landmark in Komotini, with a focus on protecting and highlighting its architectural identity, the creation of modern uses centered on hospitality and services, the attraction of new investments, as well as the stimulation of the local economy and the creation of new jobs.
