The environmental impact assessment for the redevelopment of Cambas Estate by real estate developer Dimand has been put out for public consultation as part of a €400m investment.
Interested parties can submit their comments on the Cambas Gardens project by 23 October. It envisages a mixed-use complex centred on an office campus, with green spaces, cultural activities and leisure facilities.
A significant part of the development involves restoring and reusing the historic Cambas winery as a cultural venue, as well as restoring the old Kantza Railway Station.
The winery complex is set to have a total floor area of 8,200 sq m, making use of the existing listed buildings alongside new ancillary facilities.
According to the environmental impact assessment, around 130,000 sq m of communal space, owned by the Municipality of Pallini, is to be landscaped with green spaces, sports facilities, walking routes and leisure areas.
The assessment is also scheduled to be presented to Pallini Municipal Council this afternoon.
The Cambas Gardens plan includes 16 outdoor sports facilities, covering around 7,000 sq m in total, as well as playgrounds, event squares, an outdoor gym and a network of walking and running routes. The sports and activity areas will be open and accessible to all users, creating new opportunities for exercise and leisure for local residents and the area’s school community.
Major construction work is expected to begin in 2027, with the overall development taking around four years.
Key features of the plan:
- Offices will be the dominant use, replacing the earlier plan for a large shopping centre, with cultural activities as a complement. The offices are targeting LEED Platinum and WELL certification.
- 130,000 sq m of communal space owned by the Municipality of Pallini, with green spaces, squares, walking routes and leisure areas.
- 16 sports facilities, covering around 7,000 sq m in total, including football, basketball, volleyball, tennis and padel courts, as well as a skatepark.
- Around 1,655 new trees, according to the planned planting schedule, as well as organic vineyards and olive groves.
- Restoration of the historic Cambas winery and the old Kantza Railway Station, with planned museum and cultural uses.
- 2,056 parking spaces within the development, more than half of them underground.
- Proximity to Paiania-Kantza station, with at least 50% of daily users of the Office Campus expected to be served by public transport.
- Specific construction-site protection measures, including wetting surfaces, covering lorries, washing wheels and monitoring noise.
- An on-site wastewater treatment facility is planned.
